Tenancy Application Procedure & Costs - What Happens Next?

Make an appointment to viewing your chosen rental property with a member of our friendly staff. All our rental properties can be found on our website

After viewing the property, you will need to complete an Application/Referencing form. The office will supply you with this form, please completed, sign and returned this form with your administration fee (any person who will be living in the property, over of 18 years will be required to fill in an application form).

The fee is a non refundable Administration Fee and all credit checks/ references are obtained using a licensed company - Lets XL Referencing. We are unable to process an application without the appropriate fee, which is non-refundable.

You will be required to provide proof of identity with photographic identification eg. Driving licence and Utility bill in your current address.

On occasions a Guarantor maybe needed to assist your application; your Guarantor will be required to be referenced and sign your tenancy agreement. Invoices for the first months rent and deposit are then sent to you with a copy of your Assured Shorthold Tenancy Agreement. Please do not give notice on your current rental property until you have been advised by the office that you have passed for your new tenancy.

48 hours prior to the commencement of your tenancy you will need to pay the first months rent and deposit. Personal Cheques are payable at least 10 working days prior to the commencement of the tenancy agreement. All Bankers Drafts / Personal cheques are payable to O’Brien Fellows Lettings. Your Deposit will be held securely by Deposit Protection Service for the duration of your tenancy.

Deposit Protection Service (DPS), Client Money Protect (CMP), Property Redress Scheme (PRS), Rent Smart Wales Licensed Agent
